Here’s a tip for home stagers and any other locally based business that is both easy and quick to do. More importantly for many of you, in smaller markets, this tip may be enough in and of itself to get you ranked on the first page of the search engines in your market.

Home Staging Tips for Top Dollar Sale of your Home

Here is a great home staging video by Susan Botticelli, Realtor, Broker and Home Staging Expert. Susan specializes in residential sales in the Rancho San Diego area of El Cajon, California.that shows home staging tips as applied to the various rooms of a San Diego, California house.

A solid video like this could be pieced together by most any active home stager and used to market themselves. It takes some before and after video pictures, a clear narrative as to what was done and why, and some editing.

The net result is a great marketing piece you can put on YouTube and your own blogs or websites. You do want to do YouTube, because it will not only provide traffic to your web site but also a powerful backlink that could appear high on your local search engines in its own right.

Stage your living to attract home buyers.  Living Room’s are often the first space that a home buyer views when walking through the front door.  First impressions are crucial when selling your home. Start with a blank canvas and start removing everything from the area.  Position furniture in a way that shows off the living room’s potential. Maximize space by removing un-used furniture and decor.  Add tasteful accessories and artwork that are neutral in color and design.  Wow the buyer with your newly staged living room.

Using Social Media Without Getting Lost In It.

Effective use of social media sites such as those above can have a positive effect on your ability to market your services in your own community.  The downside to them however is that they can suck you in and waste a lot of your valuable time.

As part of a promotional campaign aimed at internet marketers a wiser than his age social media guru has been distributing a free report that shows how you can effectively use all three of the above services in just 17 minutes a day.

That contrasts with the average 55 minutes a day Americans spend on these site today.  Not as bad as TV, but multiplied by 5-7 days a week and you’re talking about some real time at the end of a month.

You do want to use the power of social media, you do also however want to learn and apply a daily discipline to keep in charge of your own time.

I found this to be useful, although I have modified it to meet my own needs. You will probably want to so so as well. But the ideas shared are worth practicing for several weeks in a row until you master them.

The net result will be a more effective use of these services, and a more productive day spent on your priorities and not idle chit chat.

C-Panel Liberation for Homestagers

Most homestagers I have come to know over the past couple of years are way too busy running their business to spend a lot of time learning how to take charge of their business web sites.  It’s a shame, but I have come to understand and accept the reality of this fact.

Most use a third party computer person to make changes to their site, or worse yet let it sit there “as is” pretty much as it was on day one.

The net result is that these people are far less likely to have their web sites appear at the top of the search engines and thereby get an occasional client as a result of their site.

Many conclude that the internet doesn’t work for home staging and I for one don’t buy that.

If you can take the time to spend a few hours learning how to access and make changes to your web site, you will discover that it’s not all that difficult.  In fact it can be a lot of fun.

I could teach you how to use the C-panel that is used by most web hosting companies, but that would require my trying to do a better job than is done by Chris Morris and Bob Jenkins whose course on C-panel is top notch.  It was a key part of my education, and remains the premier how to do C-panel course out there.

One caveat, not every web hosting company uses C-panel.  In my book, that’s a good reason to switch to another web host. (If that’s your case – email me and I will give you my top two recommendations for an alternate service(s) that does.)

To determine if your web host does use C-panel – type in your url and add /cpanel at the end. A log in will appear if you do have cpanel.  You will need to have your Log in name and password.  If you don’t know it ask your computer guy. It’s your site and your service so they should give it to you gladly. (If not – it’s a sign that you really do need to make a change.)

Writing Effective Follow-up Emails

If you have followed my advice, you have created a way for your web sites visitors to opt into your auto responder and become part of your list.

Most people do not buy a product of service at their first exposure, and may well look at several of your competitors web sites, no matter how pretty your site and or your before and after pictures may be.

By getting them to opt in, you have a chance to follow up with them, every few days or at a minimum once a week, at least at first.

But what do you say in these emails?

I recently published a short report called Profitable Email Copywriting in which I make several key points.

The first is that you must understand the motivations of your prospects.  For some it will be a quicker sale, for others it will be a higher price, but for many it will also be to get help with the de-cluttering, etc.

Now the people who sign up on your opt in may have one or more different motivation, so what do you do. First, sit down and brainstorm your own list of why your past customers contacted you.  What was the real reason behind their hiring you?

Make a list, and then start preparing a follow-up email that addresses each of these.

Start with a title or subject.

It should be short and sweet, but also provocative and clearly focused on the specific motivation you will address in the email. For example, something like this might work for the person who needs a hand.  “What to do when there is too much to do,” or something similar.

Then in the first paragraph of you email, identify with that issue.

“When I have too much to do, I find myself getting even less done with my day, because I get so wrapped up worrying about it all. Do you know what I mean?”

Then assure them that you can help them resolve the issue, but don’t sell yourself.  Instead refer them back to your web site where you do the best job of addressing that issue, and offer to visit with them in person or by phone if you can be of help.

The soft sell tends to work best.

The next email in your follow-up sequence should be similar in approach, but address a different motivation.  Many of your prospects will share multiple motivations, but each of your follow-up emails should focus on one and only one.
